Investors must make, very good management in the execution of each project, being their objective to finish the work efficiently and quickly. Therefore, good planning and decision-making are essential to achieve the successful completion of the work.
A fundamental decision when executing a building is the hiring and selection of the elevator contractor, who will be in charge of supplying, installing, and commissioning the elevator.
When should I contact the elevator contractor?
There are two key moments in the project where it is advisable to request information about the elevators to be hired:
Budget and designs
The first moment is the study phase of the project where it is essential to define the available area for the elevator to meet the characteristics and needs of traffic.
Likewise, it is essential from the beginning to correctly budget the value of the elevator, preliminary studies should be avoided: the inadequate calculation of the budget and errors in structural or architectural calculations.
Elevator buy
The second moment in which you should contact the elevator contractor is when you go to buy the equipment, to know when you should hire your elevator, you must ask yourself two questions to get the precise answer:
1. When should I deliver my project?: The delivery date of your project is essential to buy your elevator at the right time, with this you can have an available cash flow, optimize the budget and achieve efficiency in execution times.
2. What is the execution and start-up time that elevator companies offer me? This is the second question, the delivery times that elevator companies offer range between 6 to 4 months of delivery.
By answering these questions, you can have a deadline for hiring your elevator.
Example
A practical example of this is: There is a project delivery date for December 1 and the date that the elevator subcontractor offers me is 6 months, that is, I have the deadline for signing the contract and executing the advance of my team until June 1.
It is important that you bear in mind that, immediately upon signing the contract, the installation of the elevator does not begin. Normally the elevator companies that offer 6 months for the delivery of your equipment, start the installation 4 months after receiving the advance. On the other hand, companies that offer 4 months to execute your project, generally start the installation of the elevator 1 month after receiving the advance, it is important that you always maintain a good relationship with the elevator company, in order to define the requirements of work and advances of the building to be able to start with the installation of the equipment.
For the elevator subcontractor to start with the execution of the works, the construction must have at least the following fundamental requirements:
Clean pit: The elevator shaft must be patterned, waterproofed, and without water leaks. Remember that there should be no pipes or foreign elements in the elevator shaft: Management of spaces for the exclusive use of the electronic and mechanical mechanisms of the elevator according to the NTC 2769-1 standard.
Foundry and civil works: Casting of the hook to the well cover, for lifting loads. With a minimum resistance of 1,000 Kg, according to standard NTC 2769-1.
Electrical connection: Installation of suitable sockets, breakers, and totalizers for three-phase and two-phase current (provisional board) near the pit, 5 meters.
In that order of ideas, it is essential that they coordinate with the electrical contractor the installation of the elevator connection (breakers, boards and lighting).
Returning to the previous example: The contracted company will start the maximum installation on October 1, 2020, to meet the agreed deadlines.
